We bought the house four years ago and at the time there weren't any appliances at all, so the current ones are still fairly new and in good condition (stainless steel frig., gas oven, whirlpool washer, dryer), not need to buy new.

Heating System

Heading to the home show at the Whitemoore Center at UNH today.  There will be a few dealers there who sell wood boilers.  We are interested in two companies, Central Boiler and Wood Master.  We will be able to get a better idea of the cost and size we need for the cost estimate sheet.

We will be using cast iron radiators on the 1st floor of the original house and radiant heat in the floor of the addition and upstairs, with a monitor heater back up.  Currently own a monitor heater that covers 2400 sq ft, we'll just have to move the propane tank.  The propane will provide us with hot water in the warmer months when the wood boiler won't be operating.

Community Guarantee Savings Bank


We found the bank we would like to work with.  A recommendation from my father.  Community Guarantee Savings Bank out of Plymouth, NH.

The first time I called, I got to speak with someone immediately, his name is Rick Burgess.  He answered all of my questions in a way I could fully understand and after I hung up I knew this was the bank we would be doing business with.

We are asking for $****** dollars to strip our house down to the original post and beam and built it back up along with an addition off the back.

I filled out the online application about two weeks ago and Mr. Burgess called me the same day to let me know what I needed to get to him in order to get a preapproval.  He was able to meet with me the next day so I could hand deliver the paperwork he needed, meet him in person and ask some more of my many questions.  I walked out of there that day very happy and informed on what it is going to take for this to happen.  

On Thursday March 14, 2013 Rick Burgess sent us this email.....

"Hi  Audra and Courtney,

The loan committee approved your request today contingent upon receipt and review of your cost estimates and of course a satisfactory appraisal.  They did drive out to the house, and other than having fun in the mud found it with no problem.  However, as I think I mentioned, while we don’t necessarily have a good handle on property values in Gilmanton, if your property was up here they had serious doubts that it will appraise out.  But I guess we’ll see.  Hopefully I will get a commitment letter out to you guys by tomorrow and once you return it to me with the cost estimates and a check for $400 for the appraisal we can move forward on discussing ordering the appraisal."

Hi Rick, 

Hooray!!!! First hurdle jumped!!! I will get the cost estimate and layout to you ASAP.  Just tweaking something's on the layout, dimensions etc. and trying to get some real solid numbers for the cost estimate. So it's taking a little bit longer, but it will be right on when we're done.  
I will mail the commitment letter out to you as soon as we get it along with a check.
I'm nervous about the appraisal too, but property value in Gilmanton is considerably higher than Plymouth. I've done some comparison shopping on nneren and you can get a much better deal on a similar home up there than you would here. In my search for houses sold around here that are similar to what our property will be like, we are right there where need to be, but its a fine line. I will be doing some serious praying during this time!

Where I always am ~ THE KITCHEN

On the end of the addition/kitchen, I picture these windows looking out at the fields and beautiful sunsets and one day, watching my draft horses.  What a wonderful way to do dishes!
The counters and kitchen sink of course will not look like this, just the window! NO Screen, let the air and bugs right in!

Between the addition and the original house I would like to find something like this to break up the open concept from the kitchen to the dining room. I am also hoping there will be a step down here as well from the dining room into the kitchen...

1st Floor Bathroom

This is my vision for the downstairs bathroom.  I can't wait to look/find these pieces all over the many New England shops. Somehow going to combine these looks!

Looking for the one....


 So, today we went looking for old capes with additions similar to what we are looking for, which is really fun with a just turned 5 and 7 year old in the back seat!! But, we did it and we feel like we've gotten somewhere.  The picture above and the three below it are the same house at different angles.  This is essentially what we want for an addition off the back, which will be our kitchen downstairs and our bedroom upstairs. I like that the roof line of the new addition meets up with the roof line of the original house. I think the demensions for this will be 16 X 20.  I do not like this kind of bump out though. The last picture on this post is what I would like.
